    The Frocester is a small hotel, bar, and restaurant, which is part of the Quality Inns group. This property is a grade II listed building which is around 200 years old. It has a traditional hydronic heating system for most of the rooms and some heat pumps in the new developments.

    Forecast

    Energy costs, particularly electricity, is set to continue to rise long term, a major issue is lack of supply, old power stations are being shut down and their replacements will not be fully operational until 2030.

    The economics of supply and demand mean that the more energy becomes in short supply, the more that the price will be driven up. The graph below shows that there will be a 28% undersupply in the next 6 years.

    The long-term forecast is that energy costs will rise by an average of 6% to 8% p.a. whilst GDP is forecast at 2.77% over the same period. Based off the lower figure of 6%, this is what your energy costs will look like…

    Our solutions for the Frocester

    The solution to the problems outlined in the forecasts and prognosis section, is to develop an ‘energy efficiency strategy,’ which simply means adopting anything from common sense

    behaviour to sophisticated control systems and self-generation equipment. Nuclear energy will replace coal and gas in the future; however, you are not likely to benefit from this for

    at least the next 20 years, therefore your best option available now is to invest in renewable technologies. Financially it is a suitable time to invest, as there is an elevated level of financial reward,

    combined with the lowest borrowing rates in history, meaning that often the financial returns from the investment are large enough to entirely pay back the finance costs. Therefore, even businesses with little or no capital can buy this equipment without affecting their cash flow.

    Our Recommendations

    Below is a list of non-technical recommendations which could be implemented with

    fairly low cost and without the help of specialist contractors.

    Light Bulbs

    You are using old technology bulbs which are not as efficient as LED, and they do not last as long. These types of bulbs do not work well with PIR’s and will fail quickly. My recommendation is that you change all your bulbs to LED – see my report for costs and payback

    Beer Garden Door

    This door was propped open and allowing a lot of heat to be wasted. This chilly air was also making its way into the main corridor. This amount of heat loss could cost approximately £1,500 p.a.

    Heating Pipes Uninsulated

    The heating pipes in the plant room were not insulated and losing a lot of heat. This room is outside and therefore you could be losing 20% of the heat before it even makes its way into the building.

    This wastage could be costing approx. £2,000 p.a.

    Central Heating Hydraulic Balancing

    There are several maintenance issues with the heating system. The system pressure is low, it should be reading approx. 1.8-2 at full temperature and 1, when the system is cold.

    You are losing 33% of your heat before it gets to the radiators. This will be caused by a combination of poor insulation; unbalanced system and the likelihood of magnetite (sludge) build up in the pipework and radiators.

    Central Heating Settings

    The boiler settings are set to near MAX which is heating the system to over 83 degrees.

    Typically, a well-insulated and efficient heating system boiler should operate between 60-70

    degrees. Also, many of the TRV valves are set to 5 (MAX) they should be adjusted to switch off

    when the room hits temperature (typically 21d or number 3)

    Single Glazed Windows

    The building is losing a lot of heat through the windows. This is also causing condensation on the inside of the windows. I understand that the building cannot install double glazing, therefore I would consider secondary glazing. This could save. £4,000 – £6,000 p.a

    Kitchen HVAC

    The kitchen extractor and ventilation was running when the kitchen was closed.

    Check if this needs to be on constant.

    Cellar Chiller

    The existing cellar chiller is approaching end of life and should be replaced with a newer more efficient chiller. In addition, there is no requirement for the chiller to be operating in temperatures which are below the required room temperature. I would recommend a thermostatically controlled free cooling system, which will duct cold ambient air from outside, straight into the cellar. This will use only the power to operate a ventilation fan. The chiller will not operate unless the cellar temperature goes above the desired temperature. This can save approx. 60-70% of your chiller energy costs.

    Key Card Power Switch

    The cottages and self-catering accommodation should be fitted with a keycard power switch or other

    automatic system for turning off the power when there are no guests. Several of the rooms were left with the heating on full whilst the accommodation was empty.

    After careful review and full analysis, I would recommend the following technologies as suitable and financially viable propositions.

    Energy Monitoring Systems

    Most businesses in the UK are wasting between 10-20% of their energy daily through poor management of equipment. Installing real time monitoring systems, will show you immediately, where all your energy is being used and more importantly, where you are wasting money.

    A monitoring system will not only record and display your energy use, but will alert you if your energy consumption changes, or falls outside preset triggers. In addition, you can monitor individual equipment to make sure it is working properly or help you to calculate actual costs of your operations.

    Energy monitors can be part of an energy management system, which automatically adjust controls and equipment to get maximum efficiency. These are especially useful for any business which has heating, air conditioning and a lot of lighting. A business of your type should have this type of monitoring installed, without it there is no way to know how efficient you are, or when you are wasting energy.
